How to Choose a Pest Inspector

Verify the licence

Pest controllers in Australia must hold a current state-issued licence. Ask for the licence number and verify it with the relevant state authority (e.g. NSW Fair Trading, QBCC in QLD). Unlicensed operators cannot legally apply restricted-use pesticides.

Ask about thermal imaging

Modern termite inspections use thermal imaging cameras and moisture meters to detect hidden activity in walls and ceilings. Ask whether these tools are included. Inspections without these tools can miss active infestations that are not visually accessible.

Get a written report

All pest inspections should produce a written report compliant with Australian Standard AS 4349.3. Pre-purchase reports must include a risk rating, identified pests, evidence of previous activity, and recommendations. Do not accept a verbal-only report.

Get at least three quotes for barrier work

Chemical termite barrier pricing varies 30–50% between operators for the same property. Three quotes allow you to identify the market rate and spot outliers. Always confirm what product is used, the warranty period, and whether ongoing annual inspections are required.

Check what is included in the annual inspection

Annual termite inspections should cover all accessible areas including roof void, subfloor, perimeter, and garden structures. Some lower-priced inspections only cover the interior. Confirm the scope before booking.

Ask about warranty coverage

Chemical termite barriers typically carry an 8–10 year product warranty and require annual inspections to remain valid. Some operators also offer a damage warranty. Confirm what the warranty covers, any exclusions, and whether re-treatment is included at no charge.
