What Affects the Price of Driveway Sealing?

Driveway size and area

Larger driveways cost more overall but less per square metre. A 40m² driveway might cost $300–$600 total, while an 80m²+ driveway costs $900–$1,800. Contractors offer better per-metre rates on larger jobs.

Surface type and finish

Plain concrete is the cheapest to seal. Exposed aggregate, coloured concrete, and stamped concrete require specialist sealers that cost more. Natural stone needs impregnating sealers that penetrate rather than sit on top.

Surface condition

A driveway in good condition just needs cleaning and sealing. Cracked, stained, or previously poorly sealed surfaces need preparation work — crack filling, stain removal, or stripping old sealer — which adds 30–50% to the job cost.

Product type and quality

Water-based acrylic sealers are the most affordable but need reapplication every 1–3 years. Solvent-based and polyurethane sealers last 3–5 years but cost more. Penetrating sealers for stone and aggregate offer the longest protection at a premium price.

Number of coats needed

Most sealing jobs require two coats for proper coverage and durability. Previously sealed surfaces in reasonable condition may need only one maintenance coat. Stripping and resealing always requires two fresh coats minimum.

Access and site conditions

Steep driveways, limited parking for equipment, or driveways that cannot be closed to traffic for 48 hours add complexity. Properties requiring hand-applied sealer rather than spray application cost more per square metre.

Penetrating sealers soak into the concrete and protect from within — they do not change the appearance and are best for exposed aggregate and natural stone. Film-forming sealers (acrylic, polyurethane) sit on top and create a glossy or satin finish — they enhance colour but can peel or yellow over time. Each has its place depending on the surface type.

Sealing protects against water penetration, UV damage, oil stains, and surface deterioration, but it does not prevent structural cracking from ground movement or heavy loads.
